Project Overview

Gephart served as the electrical contractor for this 37-story tower in downtown Minneapolis. This building is the ninth tallest in the city and features office space, residential space, street-level retail, underground parking, and a skyway to the Minneapolis Central Library. Our work is visible throughout the downtown area with color-changing LED lights on the crown of the building that can be programmed for special events and holidays. It is also home to the city’s first 5-star hotel, the Four Seasons, with luxury amenities such as swimming pools, spas, and steam rooms.

Our Work

As the electrical contractor, Gephart’s contributions included the installation of:

  • 2000KW generator for standby emergency power
  • Color changing LED exterior lights
  • 13 electric car charging stations

  • Successfully managed the workforce throughout the COVID-19 pandemic without a delay to the schedule.
  • Extensive value engineering resulting in a $1M budget reduction.
  • Brought on before the design development stage, we were able to identify the best locations for electrical, telecom & security rooms, as well as placement of major equipment.
  • Time savings achieved by mounting crown lighting on façade panels prior to installation to avoid delays during swing-stage.
  • Extensive use of prefabrication throughout the project, including hotel room wiring, to save time on material distribution over multiple floors.
